A: Soft washing is designed to be gentle on shingles because it relies on cleaning agents rather than force.

It’s generally considered safe for asphalt shingles, metal roofs, and tile roofs when proper techniques and solutions are used.

It’s far safer than pressure washing, which can easily damage shingles, remove granules, or void warranties

A: An asphalt shingle roof will generally last between 20-30 years.
Architectural shingles normally have a longer life, while 3-tab shingles may have a shorter life.
Some Owens Corning shingles feature optional extended protection for up to 50 years. A full roofing system with insulation, ventilation and a water-proof underlayment, can also help extend the life of your roof.   Check with Northeast Builders on the specifics of the warranty for your roof.

However, many factors can affect your cost, including the size and slope of your roof, the type of shingle, color and system accessories you choose, the warranty protection you choose and the amount of damage to your existing roof.

How to know if I need to Repair or Replace a Roof?2026-01-13T01:14:22-05:00

A: It can be tricky to know when the wear on your roof stops being repairable and needs replacement.

Here’s one good rule of thumb: a small spot of wear or storm damage can generally be repaired. Depending on where you live if it affects more than 30% of your roof, the cost may be high enough to warrant replacement. Some areas may require replacement in certain cases, so always consult your local building codes. Extensive damage to deeper layers below the shingles may also require replacement.

Q: Why are there dark streaks on my roof?

A: Dark streaks on your roof are caused by an algae species called gloeocapsa magma. It is not generally harmful, though it can be a sign of excessive moisture and even cause granule loss over time. You can lighten the dark streaks on your roof using a solution of bleach and water, or prevent it by choosing algae and streak-resistant shingles.

Q: How can I tell when I need a new roof?

A: Major issues will be readily visible. The biggest red flag is active leaking. After a storm, inspect your attic for damp spots or discoloration around your chimney and roof vents.

Also look for bald spots from excessive granule loss; missing, curled or cracked shingles; and moss growth. These can lead to leaks and expensive repairs if not addressed. These are the most immediate warnings, but you can read about more signs that your roof needs to be replaced here.
